Villa & vacation rental photography

Most of the result is decided before the photographer arrives. A preparation checklist goes out in advance: clear countertops and bathroom shelves, hide cables, remotes and toiletries, make every bed with plain linen, open every curtain, switch on every lamp, have the pool cleaned and the terrace furniture set out. Each room is photographed once, and anything left visible stays in the listing for as long as it runs. Edits correct colour and straighten verticals; they do not remove a stain, a crack or a building site next door, because a listing that misrepresents the property costs the owner in reviews.

Timing follows the sun and the view. Interiors are usually photographed in the morning, and the pool, terrace and ocean or mountain view at the hour before sunset, when the sky still holds colour and the lights inside glow. The direction the main terrace faces decides the schedule of a 3-hour session. Files are delivered in horizontal and vertical crops for listing platforms and social media; each platform publishes its own photo guidelines, which change, so check the current ones.

Aerial photographs are not part of this service. Drone flights in Mexico are regulated by the Agencia Federal de Aviación Civil (AFAC) and need a pilot, equipment and an airspace check of their own, so they are booked as drone real estate photography. For a whole hotel or resort, with models, restaurants and a spa, hotel photography is the service built for that scale.
