Drone footage for villas & real estate

Drone footage for villas and real estate in Mexico is a two-hour aerial shoot of a property and its surroundings, priced from $450 for 20 edited aerial photos and a 1- to 2-minute aerial film delivered within 5 business days. It answers the questions a listing photo cannot: how far the villa really is from the sand in Puerto Escondido, what the lot looks like on a hillside in Valle de Guadalupe, where the pool sits against the jungle canopy outside Tulum, or how a new development relates to the marina in Mazatlán. Owners, property managers, vacation-rental hosts and developers book it for listings, rental platforms and sales presentations.

Filming a property for a listing is commercial drone use, and Mexico’s drone standard, NOM-107-SCT3-2019, sets the conditions. The operator must hold valid third-party liability insurance and keep the policy at the control station, together with the registration folio from the Agencia Federal de Aviación Civil (AFAC) for any drone over 250 g. The standard does not allow foreign operators to fly in Mexico, so every shoot is flown by a local pilot. The written go-ahead of the owner or manager is collected before the flight, and in a condominium or gated development the administration may also need to approve it.

The rules on people and airspace shape the shot list. A drone may not fly over people who are not part of the shoot, so an occupied vacation rental is filmed between guest stays and the frame is kept off neighbouring terraces and pools. A property within 9.2 km of an aerodrome cannot be flown without special authorisation, and the ceiling is 122 m. Developments on the edge of federal protected areas — common along the Caribbean coast and in Baja California Sur — need extra care, because flights inside those areas generally need authorisation from the Comisión Nacional de Áreas Naturales Protegidas (CONANP); the pilot plans the flight from the property itself and checks with CONANP first.

Drone real estate footage is the outside of the story; the inside is real estate photography, a separate booking of ground-level interior photographs, and many villa listings use both on the same day. Early morning usually gives calmer air and soft light on the facade, while coastal wind tends to build in the afternoon. Sunset suits a west-facing terrace or a lit pool, but the drone has to land by sunset, so the last aerial shots are timed for the final hour of daylight.

Questions about drone footage for villas & real estate

How is drone real estate footage different from real estate photography?

Drone real estate footage shows what a ground camera cannot: how far a villa sits from the beach, the shape of the lot, the pool and roof terrace from above, and the coastline or jungle around a development. Interior rooms are photographed at ground level by real estate photography, a separate booking; many villa listings in Mexico use both, shot on the same day.

Does a drone pilot need insurance to film a property in Mexico?

Filming a villa or development for a listing is commercial drone use, and NOM-107-SCT3-2019 requires a commercial operator to hold valid third-party liability insurance and to keep the policy, with the AFAC registration folio for any drone over 250 g, at the control station. Every drone real estate shoot booked here is flown by a local pilot who meets those conditions.

Can a drone film a development next to a protected area in Mexico?

Drone flights inside Mexican federal protected areas generally need prior authorisation from the Comisión Nacional de Áreas Naturales Protegidas (CONANP), and some areas, such as turtle-nesting beaches, do not allow them. For drone real estate work on the edge of a reserve or national park, the pilot plans the flight from the property itself and checks with CONANP before the date.

What time of day is best for drone real estate footage?

Early morning usually gives drone real estate footage in Mexico calmer air and soft light on the facade, while coastal wind often builds through the afternoon. Sunset suits a villa with a west-facing terrace or a lit pool, but the drone has to land by sunset under NOM-107-SCT3-2019, so the last shots are planned in the final hour of light.

Can a drone film an occupied vacation rental or the neighbours?

A drone pilot may not fly over people who are not part of the shoot, so drone real estate footage of a vacation rental is booked between guest stays, and the frame is kept off neighbouring terraces and pools. Tell the pilot about shared areas in a condominium or development before the date, because the administration may need to agree to the flight.
